Job Description

Locations: London (Elephant and Castle, Blossom Street & Imperial College), Birmingham, Oxford North – roles available at each location
Travel: Occasional travel between sites and offices to be expected
Hybrid working: hybrid working can be discussed (minimum 3-days a week on-site)
Start: ASAP
Work pattern: Full time, Mon – Fri
Working hours: 37.5hour week, 09:00 to 17:30

They are well established within their core markets and have a diverse project portfolio – typically acting as specialist sub-contractor on sub and super-structure, demolition, hard & soft landscaping and enabling & infrastructure works. The Quantity Surveyor will be:

Responsible for the day to day administration of the commercial function of the Project(s).
Demonstrate a deep understanding of the project(s) contractual and commercial requirements.
Demonstrate a thorough understanding and competent execution of the monthly reconciled values and updated forecasts for approval by the Commercial Manager/Senior Quantity Surveyor.
Demonstrates a sound understanding around the valuations cycle and associated deadlines, prioritising and managing both their own and the team's time accordingly. Demonstrate confidence and competency, with minimal input from the Commercial Manager/Senior Commercial Manager with dispute resolution and contractual entitlement.
Establish and maintain strong relationships with and effectively interfaced at peer level with Careys clients to agree valuations and variations.
Interface with and form productive effective relationships with the site team(s) and the client team.
Successfully interpreting information obtained from the site team(s) for incorporation into the account.
Demonstrate inspirational leadership of the Commercial team around supporting, mentoring and coaching Graduates, Trainees and AQS's, proactively assisting with their role specific training and development.Main responsibilities:

Stakeholder Management

Liaise with all external and internal stakeholders to enable the projects to progress without delay, ensuring that all reasonable requests are met in a timely, efficient manner.
Interfaces with the business to deliver professional and competent advice and support, to ensure that the projects are managed in accordance with the contract, and meet the required reporting deadlines.Cost Management, Reporting and Supporting

Provide clear and accurate information to the site team(s) and commercial manager.
Prepare monthly internal values (IV)
Prepare and monitor the construction budget.
Prepare monthly KPI reports.Change Management

Maintain and update change register.
Manage and report change control procedures within each specific contract and ensuring that they are adhered to by all parties.
Ensure variations are submitted in accordance with the contract.Procurement

Oversee Sub-Contract and Special Supplies procurement and administration/payments.
Prepare Subcontract orders for sign off by the Commercial Manager.Sub-Contract/Special Supplies Administration

Prepare and assess applications, including any changes and make recommendations.
Raise Subcontract payment certificates for sign off by the Commercial Manager.
Preparing general correspondence on behalf of the business.
Subcontract administration/payments.
Production and distribution of detailed meeting minutes for all subcontract meetings.Contractual Compliance, Quality and Risk Management

Liaise with the project managers to review and update the risk registers aligned with any early warnings.
Identify principal risks and opportunities, raises, addresses and resolves problems at a project level and supports the project delivery team, maintain a schedule of potential financial implications for the various projects.
Demonstrate a complete understanding of the contractual liabilities and responsibilities.
Prepare and monitor risk register.
Prepare and monitor cause and effect schedule.
Interrogate costs and report on variance from construction budget and advise operations system on how impact can be mitigated.
Forecast problems/potential issues.Collaboration and Teamwork

Manage a programme of current workload in order that all commissions receive the relevant allocation of resource to efficiently commercially manage them.
Effective day to day administration of the commercial management of the project(s).
Support and advise operations team in submission of contract correspondence.
Support, mentor and verify the work of assistant quantity surveyors.Innovation

Work with the business to integrate commercial activities.
Desirable Skills & Experience:

Civils experience with a similar specialist subcontractor.
Experience using COINS.
Expertise in administering high value, multi-disciplinary construction project work packages / contracts utilising forms of contract such as the NEC3 suite.
Degree qualified in quantity surveying or other relevant business discipline.
Professional qualification and/or membership of the RICS or other relevant Chartered Institute would be an additional advantage.
Comfortable communicating with all levels of Senior Management and Stakeholders.
Demonstrates the ability to build excellent relationships.
Acute attention to detail.
Demonstrates previous successes in delivering against deadlines.
Experience in writing contract communications.
Experience in creating cost reports and CVRs (Cost value reconciliations).
Experience preparing BOQs and take-offs (e.g. adobe measure, blubeam or by hand).
Demonstrate clear understanding of the construction process.
Demonstrate proficiency in a range of IT systems.
Previous experience in a role of either assistant quantity surveyor or quantity surveyor.
