Job Description

A Residential Development Manager is wanted for an excellent opportunity with a progressive and high end development company. The business is in a period of substantial growth, with several prime residential developments underway in central London and the home counties.
As a Residential Development Manager, you will be working with an excellent team and working closely with the Managing Director, with the opportunity to steer growth. You will play a key role in ensuring the delivery of those projects – sourcing & appraising, through to sales and marketing activation.

The Residential Development Manager will be involved in the full development process from identifying and assessing opportunities, developing designs and obtaining planning permission, through to financing, project management of the construction process, oversee the marketing processes and sales consultants of the properties.
Responsibilities:
· Supporting the acquisition and management of schemes through planning and on to delivery
· Active Project responsibilities include:
o Assisting with the production of viability studies and ensuring budgets are adhered to throughout the project in conjunction with the finance department.
o Preparing a master program and implementing this.
o Attend all project meetings and ensure that you follow up on the minutes and actions.
o Maintaining project documentation, programmes, master budget etc.
o Manage Contractor tendering processes.
o Managing the professional team, contractor, and project.
o Monitoring and reporting on the contractor's progress against the contract programme.
o Arranging for design meetings, project meetings.
o Input into budgets, Change Request Forms and Architects Instructions records.
o Managing risk registers.
o Dealing with the Quantity Surveyor, final accounts and Practical Completion.
o Ensure Operations and Maintenance manuals are put in place and supply relevant documentation required for sale of the property.
o Preparing regular reporting for the Client base.
o Reporting and discussing the projects with senior management and at regular meetings with senior stakeholders.
o Maintaining a robust document management system.
· Take ownership of the financial direction of the project, reporting project progress against development appraisal objectives throughout the lifetime of the project
· Work closely with sales and marketing consultants, ensuring that the product specification and offer is market facing and driving profitability
· Represent the company where requested to various statutory authorities, professional organisations and to other outside groups
Candidate Profile
· Experience of the development stages, including acquisition, planning and onwards to delivery on site, as well as a wider understanding of the wider development lifecycle including delivery, sales and customer care
· Significant experience in managing internal and external stakeholder relationships
· Autonomous by nature, driven to succeed and a team player
· Superb communication and people skills are essential, a significant part of the role will involve building and managing relationships with senior internal and external stakeholders.
. The role would suit an ambitious Residential Development Manager with at least 5 years' experience operating within a residentially focused development management role.
. RICS accreditation preferred, but not essential.
